FHR Property Management
For those purchasers of foreclosed properties who are seeking an investment with rental income, management of the property after renovation and receipt of certificate of occupancy can be a daunting and time-consuming challenge. And at FHR, we fervently believe that the only thing possibly worse than a vacant property is one owned by a neglectful, absentee landlord. That’s why we developed FHR Property Management.
Services
Numerous meetings with neighborhood groups, policymakers and housing advocacy groups point out a common and disturbing theme of houses that have been renovated, rented, and then forgotten by owners seeking a rent check and nothing else. We close the loop on the affordable housing issue by offering a range of services to rent your property, maintain a strong and healthy neighborhood, and assist not only you but your tenants in ensuring that homes remain well-kept, safe and comfortable.
Some of the services we provide include:
- Listing and rental of the property including fielding calls and showings
- Process rental application and conduct background check
- Enter lease with tenants
- Obtain security deposits
- Arrange tenant occupancy
- Collect rent and professionally pursue overdue payments
- Rent payment systems including direct deposit
- Section 8 compliance issues
- Maintenance and repairs
- Neighborhood relations
- Prompt response to complaints from tenants or neighbors
- Communications regarding issues of concern
- Provision of Certificate of Rent Paid to tenant
- Work with public housing assistance programs
- Retention of translators for communication with tenants with language proficiency other than English
Let’s face it; management of rental property is hard work, and the problems limitless if not attended to on a regular basis. FHR takes you out of the management business allowing you to focus your efforts and resources elsewhere.
Our goals are two-fold:
- Remove the burden on the property owner of on-going management of property
- Ensuring that tenants are treated fairly and are provided a safe and well-maintained home at all times.
Fee for Service
Because we believe that all of the above-mentioned services are vital to well-managed properties, FHR does not offer a “cafeteria plan” approach. Consequently, our fee for our services is the first month’s rent plus $125.00/month management fee.
