  1. Initial Assessment
    FHR will meet you at your property or potential property for an initial assessment of the condition and needs of your house. Based upon this visual walk-through, we can provide you with a ballpark estimate of your likely investment costs and turnaround time.

  2. Formal Bid
    After consultation with city building inspectors, financial institutions and others with a stake or interest in the property, FHR will provide you with a formal bid, project schedule with any options available to you – from meeting code compliance issues, to touches that will enhance the curb appeal for rapid resale.

  3. Rapid Remediation
    Experience has shown us that many foreclosed properties are in very poor condition. The former owners were in a distressed situation, lost the “pride of ownership” of their home letting it fall into disrepair or worse, and unfortunately at times removed key items from the house in a last-ditch effort to hold an asset. Just as important, a vacant property is an easy target for vandals, thieves and those seeking temporary refuge from the outside elements. Upon your acceptance of our proposal, we move fast to:

  1. Design
    You have a vision of how you want your new investment to look. We have the knowledge of what will give you the highest return on your investment in the most economical way. Time-tested patterns begin to emerge that allow us to guide you in design, materials, colors, appliances and such. Many relatively inexpensive touches can dramatically increase the properties marketability, while other items, although appealing, may not have the impact you desire. But most important, you have your own ideas of the look and feel you want. FHR designers take all of these ideas, put them to paper for your review, consideration, alteration and final approval.

  2. Demolition/Waste Removal
    Per your design, FHR demolishes unneeded walls, removes old cabinets, appliances, bathroom items, floor coverings and other accumulated waste and garbage from the house. In some cases, the demolition of the entire structure is required or desired – we do that, too.

  3. Materials, Appliances and Mechanicals Ordered
    Once you approve your design, FHR moves quickly to order materials needed for the project. Building materials, appliances and mechanicals are ordered per your specifications. Appliance styles, colors, sizes and so on, are more often than not, identical to many, many other similar projects. That permits FHR to obtain lower prices for you with our bulk purchasing power with appliance and heating outlets.

  4. Construction
    Once construction begins, we keep you up to date on the progress of the project in keeping with the schedule agreed upon. We personally work your project and manage it from start to finish. Periodic walk-through inspections will ensure that the project is progressing as you expected.

  5. Final Approval
    Upon completion, a final walk-through will be conducted. Inspections by necessary government inspectors will be arranged to obtain final sign-off on all code compliance issues.
